Management rights is a business that a resident manager conducts in a property that operates under body corporate, strata or community titles legislation.. There are several parts of the business:.. The resident manager owns a unit in the complex as well as owning the business.. Hence they have a financial interest in the scheme and they conduct business from the site.. The resident manager has a written caretaking contract  ...   an agreed time period.. The resident manager has a written authorisation from the body corporate or owner s corporation to operate a letting business onsite for those investor owners who choose to use their services.. The resident manager has a written appointment from each owner for whom he/she acts, to provide the services of letting agent for the property.. The Management Rights model can apply to short term letting which includes holiday letting, corporate letting, groups, conferences and also to long term letting which includes student accommodation and residential tenancies..

    Descriptive info: QRAMA was formed in 1991, following concerns amongst management rights owners about legal challenges to the status and operation of management rights.. From this defensive beginning, ARAMA has developed a wider role within the industry with positive input to the various developments and problems that come with multi-unit living and ownership of property in community management schemes.. ARAMA has 900 members in branches on the Gold Coast, Brisbane, Sunshine Coast, Wide Bay, Whitsundays, Cairns and Port Douglas.. ARAMA members manage over 43,000 units with a property value in excess of $12 billion.. Some members manage buildings for holiday letting, others manage permanent rental buildings and some have  ...   long term letting businesses managed by ARAMA members have total revenue of $290 million annually.. Resident managers are typically a couple who may operate the building themselves or who may engage casual or permanent staff to work for them.. Some larger buildings may operate under a company structure with a larger staff.. Complexes may have ten units or several hundred units.. ARAMA was founded as an incorporated body to represent members at a range of industry forums and to present a collective and considered policy on behalf of resident managers.. The State Management Committee of ARAMA continues to plan for the future of the association and its members..

The prestige and obligations attached to being a member of the Australian Resident Accommodation Managers Association (ARAMA), are based on the regulation of past and present members.. The right to use the title member casts an obligation on all members to maintain the high standard of professional conduct demanded by the Association and expected by all associated individuals and groups which have come to rely on ARAMAmembers for the truth and fair practice.. All members take it as their duty to observe this obligation and avoid any conduct which is discreditable.. Members and affiliates (grouped as members under this code) are governed in the conduct of their professional relationships with others by the Rules of Ethical Conduct which are based upon fundamental principles:.. Integrity.. Members shall be straight forward, honest and sincere in their approach to professional work.. Objectivity.. Members must be fair and must not allow prejudice or bias to affect their objectivity.. An impartial attitude must be maintained at all times.. Independence.. Members shall be and appear to be free of any interest which might interfere in their proper management practices.. Discretion..
